Property Engineering

ESIS can assist you in managing your property risks. We work in partnership with our customers to create long term solutions to help assure your success as a business owner. We start by identifying the causes of loss and its impact on your bottom line. Then, we offer creative solutions designed to assist you in reducing or eliminating them altogether.  For over two decades, ESIS has provided property and machinery consultative services to Fortune 2000 multi-national clients. Our risk control engineering specialists know industry best practices and how to apply them. We offer sound and reliable guidance on plant fire protection and machinery hazards, process management, unusual hazards identification, expected loss calculations, and more.

Risk Assessments*. Property and business interruption risk assessments include the detailed review of construction, occupancy, protection, and exposure features, and an evaluation of the impact of the exposures to business operations.  Using NFPA fire codes and other industry standards, we help identify risk improvement opportunities that mitigate exposures. Customized reports capture the engineering assessment, and provide a source for risk management review and action.

AAA Risk Management Surveys*. Developed with the assistance of clients, this program provides a quick summary of the status and standing of 21 categories for each of location.  The survey report contains a ratings summary page backed up with a detailed analysis.  At the end of the year, we provide a color-coded spreadsheet that summarizes all surveys, including ratings by location and category. This summary is useful in developing training programs,  allocating capital budgets and premium, and appraising location management.

Hydraulic Analysis. We review the adequacy of existing fire protection systems. Using computer modeling software, we can determine the available protection from the existing sprinkler design and the required water supply to meet system demand.  Our consultants model the existing sprinkler system using the information from installation drawings or a field review. If the system is not adequate, we will provide recommendations for the needed protection improvements.

New Construction Assessments. Our consultants review construction and process plans, conduct on-site assessments, and consult in the design, implementation, and testing of protection features. The scope can incorporate construction features, protection design, and validation.  Acceptance testing of fire protection equipment is witnessed to ensure that vital machinery is installed properly. We can schedule follow-up meetings and reviews to monitor key points in the construction timetable.

Thermographic Inspection (Infrared). Thermography can readily identify  hidden problem areas in electrical and mechanical equipment.  Without infrared imaging, many problems go unnoticed until disaster strikes. The expense resulting from equipment failure, business interruption or fire can be devastating.  A preventive maintenance program using infrared technology can avoid unexpected problems.  Thermography has become an effective tool in discovering potential breakdowns of electrical and mechanical equipment as well as reducing the risk of fire.

Component and Acceptance Testing. We can perform acceptance testing of newly installed components such as fire pumps.  We can also witness underground water supply flushing and testing of water supply available to sprinklers system components.  Annual inspections and tests per NFPA standards are also available.

Plan Review. We can help develop sprinkler system designs that provide the highest benefit-to-cost ratio.  Our designers and engineers have experience in protection design of virtually all types of special hazards, from electrical substations, to offshore oil platforms.  We can provide a comprehensive review of a contractor's proposed installation design, materials, and methods for compliance with owner's specifications and design criteria.

HPR Surveys.
Surveys. We conduct a thorough tour to obtain information on construction, occupancy, protection, and exposures. Fire protection features are analyzed to determine conformance to national standards. We can also witness/conduct pump and hydrant flow tests, drain and inspector test flows, alarm testing, and dry pipe valve trip testing.  We also review other hazards such as exposure to wind storm, flood, crime, earthquake, or collapse.

HPR Surveys. We can provide on-site surveys and generate HPR-quality reports. Surveying engineers are proficient in domestic and applicable international standards.

CADD. HPR site plans are developed per client specifications.  Drawings include all standard features such as building size and construction, location of underground water mains, major fire divisions, and exposures affecting the site.
